5 Things To Keep In Mind Before Property Registering in India

Buying a property is a crucial financial investment and life decision for you and your loved ones. We all look forward to and work hard towards achieving this milestone in our lives. But one important thing to remember is that property registration is one of the most significant tasks you’ll have to carry out.

Procedure and Tips for Property Registration:

It is mandatory and significant to register your Sale Deed as per the Registration Act, 1908. Preferably, get the Sale Deed prepared by a qualified property lawyer. Apart from this, you need to take care of various other procedures to register your property with the concerned authority. Here are a few tips to make this process smoother for you:

  • Be Prepared Well in Advance:

    It is advisable to prepare the documents required for property registration well in advance before the registry’s scheduled date. Make a checklist of the documents needed and make sure that you keep all these documents in a folder.

  • Be Punctual and Keep the Day Free:

    Keep the entire day free for online property registration. Avoid any other appointments and meetings so that you can complete the process at ease. In case you’ll have to visit the Magistrate office, take note of their timings and working days. Most Sub-Registration Magistrate offices are open from 9:30 AM to 6:30 PM and are closed on the second and fourth Saturday. The best thing to do is call up the office to verify their working hours or days. Also, make sure that you reach the office along with your documents well in time.

  • Perform Payments Securely:

    Consult a qualified lawyer for the payment of Stamp Duty and Registration Charges. You should pay the charges digitally to get the appointment for online property registration. Carry the acknowledgment receipt of your payment at the time of registration without fail.

  • Keep Your Documents Handy:

    As the Teller, Reader, and Magistrate, call you to register your property; the first things you would need to show are your Aadhar Card or other identity proof like your Voter ID, Driving License, or Passport. These are crucial documents required for property registration apart from your property papers.

  • Complete All the Formalities Carefully:

    Ensure the witnesses for the process are with you throughout, along with their valid identity proof. Carry the receipt for TDS on property and Stamp Duty and Registration Charges. Be patient as you may need to wait.

Preserve the receipt of your property registration, as you need to produce it to get your documents after about two weeks. In the case of a home loan, your bank may send a representative to receive your documents. You can hand over the documents to your bank after receiving them.

The Bottom Line:

Registration of your property is one of the most important steps in buying your property. You must follow the procedure and keep the registration papers securely, as it would be proof of your ownership.
