Boisar to BKC in 30 minutes? – Mahindra Lifespaces

The proposed Mumbai-Ahmedabad bullet train corridor is set to have two services, of which the slower service will potentially connect Bandra and Boisar in about half an hour!

For those wishing to invest smaller amounts in real estate, options in core city areas in Mumbai are hard to come by. Such investors typically consider projects located in peripheral areas of Mumbai. In Maharashtra, the industrial town of Boisar is one of Mumbai’s fastest growing suburbs. Located north of Virar on the Western Railway line, Boisar is part of the newly formed Palghar District. Over the years, Boisar has emerged as a hub of economic activity, resulting in a significant amount of job creation, thereby leading to a strong demand for housing in the area. Moreover, not only does Palghar district house the largest MIDC (Maharashtra Industrial Development Corporation) in Maharashtra, it also has the BARC (Bhabha Atomic Research Centre) at Tarapur. The MIDC in Palghar district is home to over 1500 industrial units, including global corporations like TATA Steel, JSW Steel and Raymond.

Property rates in Boisar are currently still affordable. And now, with the recently-announced Mumbai-Ahmedabad bullet train project, the good news for those wishing to invest in a 1 BHK flat in Boisar (or indeed, any other configuration of homes) has only gotten better! Once operational, the Mumbai-Ahmedabad High Speed Rail Project can potentially cut down travel time from Mumbai to Boisar to 30 minutes (approximately).

Enhanced Connectivity

Boisar is already fairly well-connected to different parts of Mumbai via road and rail. By road, Boisar is accessible via NH 8. Buses run by BEST also provide smooth connectivity to this region. Additionally, private buses are also available from Boisar to Palghar, Thane and Bhiwandi. Shuttle trains from Virar operate to Boisar.

The residential landscape of Boisar is changing. Until recently, a home buyer would consider living in Boisar only if he/she were working anywhere along Palghar-Boisar-Dahanu. However, with the bullet train now expected to stop at Boisar, those working in Andheri, Malad or BKC can also invest in property in Boisar. In fact, flats in Boisar can be every young investor’s small investment destination, especially since both property rates and rental yield are expected to increase with the advent of the bullet train project.

Shorter commutes = More time for life

Per a Railway Board release, the proposed corridor will have two services

  • The fast line, with three stops: From BKC, to Surat, Vadodara and ending at Ahmedabad. The journey time is projected to be 2 hrs 7 minutes.
  • The slower line, with 10 stops: From BKC, to Thane, Virar, Boisar, Vapi, Billimora, Surat, Bharuch, Vadodara, Anand and ending at Ahmedabad. The journey time is projected to be 2 hrs 58 minutes.

With BKC and Boisar potentially only 30 minutes apart, you could reach your home in Boisar faster than your current commute within Mumbai! Add to this planned developments in green open spaces, apartments at affordable rates and high potential for capital appreciation, and Boisar emerges as an eminently appealing Mumbai address!

Today, time and tide wait for none. In other words, time saved on commute equals time for oneself, spent in activity of one’s choice. So now that the Mumbai-Ahmedabad bullet train is in the works, you can buy a property in Boisar to get the best of both worlds – a great home and more time to enjoy it!
