Age of the building
- Needless to say a newer building would tend
to have the latest amenities, facilities, fixtures
and fittings. In case the seller has not upgraded
the fixtures and fittings, you may wish to earmark
some portion of our budget towards upgrading
the fittings & fixtures, etc. |

Upkeep & maintenance of
the building - The upkeep & maintenance
of the building is all important, as you would like to
buy a property in a well maintained building.
You may wish to examine any signs of leakages,
etc. in any of the floors in the common areas,
besides examining this within the house that
you are planning to buy. |

In addition you may need to
scrutinise the relationship that exists between
individual owners and the larger body, which
controls the building and the common areas of
the building. This could be the condominium
or a Society or any such body created by the
residents themselves. More often than not a
NOC is required from such a body for a seller
to sell and a purchaser to buy premises. This
NOC in turn is linked essentially to the status
of payments made by the seller towards dues
& charges levied by the said body on him.

and buyers etc. may vary, a typical example can be
examined in the context of Societies as they exist
in Mumbai. |
